A CMA is a compilation of properties that are considered to be comparable to the property being sold or purchased. The analysis will take into consideration active, pending, and recently sold properties in the same area as the subject property. Of course no 2 properties are the same, so the agent will adjust the comparable properties’ attributes to get them to be as similar as possible in terms of square footage, number of bedrooms and bathrooms, garage spaces, and more. The CMA will ultimately illustrate what the property could sell for in the current market based on other properties listed and sold in the same area.
